Rental Period: Most of our weekly vacation properties rent from Saturday to Saturday. Guests are requested to check in after 3:00 p.m. and check out by 10:00 a.m. so that the property can be readied for the next guests. Guests must make prior arrangements
with AVH to arrive early or check out late provided the property is available, and will be charged a $75.00 fee for each of these services.
Reservations and Payments: AVH charges a non-refundable Booking Fee of $100.00 at the time the reservation is confirmed. AVH then sends the guest a rental contract which must be signed and returned within 10 days accompanied by payment for half the
total rent and for the damage waiver (see below). The balance of the rent must be paid 60 days prior to occupancy. The contract will specify all due dates and amounts. Payment should be by check. In some circumstances we accept Visa and MasterCard in which
case we will ask for the card number, the expiration date, and the three digit code on the back of the card.
Cancellation Policy: If a guest cancels, all pre-paid rental payments will become the property of the owner and non-refundable unless the property can be re-rented. If re-rented, AVH will deduct a 25% cancellation fee based on the total rent and will
return the balance to the guest. We encourage all guests to consider trip cancellation insurance. (See Below).
Trip Cancellation Insurance: Cancellation insurance can protect you and your family from expenses you may incur due to illness, injuries, weather, and other unforeseen circumstances. For your convenience and protection we have added the cost of a
Travel Protection Plan
that is computed at 6.5% of the total rent. For additional information, please call CSA Travel Protection at 866 999 4018. (group plan code CSA320). The plan is optional. To decline coverage simply deduct the premium from your final payment.
Please note that the cancellation insurance must be paid in advance of cancellation that is why it is recommended to be paid at the time of the initial payment.
Damage Waiver: At the time of initial payment, AVH charges guests a non-refundable $100.00 per rental damage waiver fee for standard rentals that are less than three months in duration. For parties of ten people or more a $150.00 non-refundable damage
waiver fee is required. The damage waiver covers a maximum of $1,000.00 of accidental damage per rental. Damage must be documented to AVH by owner or guest within 24 hours. The damage waiver does not cover charges for excessive cleaning, intentional acts that
cause damage or long distance calls. Owners are asked to install long distance blocks and guests are asked to use cell phones or calling/credit cards to make long distance calls. Refer to the

Telephone and Cleaning sections for further details.
Security Deposit: AVH collects a security deposit for longer rentals of three months or more, or by mutual agreement for shorter rentals. The deposit is used to cover charges incurred as a result of damage beyond normal wear and tear, or any extra
cleaning that may be required. The remaining balance of the deposit will be returned within 30 days of the guest vacating the property. Please notify AVH immediately if anything breaks or is damaged during your stay.
Pets: No dogs, cats or other animals may be kept in or upon the premises without the owner’s written consent. Assuming pets are allowed, AVH will charge the guest (pet owner) a non-refundable $200.00 fee per pet. The guest is responsible for any damage
done to the property or grounds by the pet and must pick up after the pet and abide by all local pet regulations and leash laws.
Occupancy: The occupancy limit stated on the license or listing sheet may not be exceeded without written permission of the owner/agent. Children over the age of two are included in the number of total occupants. No campers or motor homes can be parked
on the property for any reason including the provision of extra sleeping space.
Smoking: Smoking is prohibited inside AVH properties unless explicitly allowed. Some properties also restrict smoking on the grounds.
Furnishings: All homes are equipped with furniture and furnishings such as linens, pillows, bedspreads, blankets, pots and pans, dishes and flatware. Most homes are equipped with telephones and televisions unless otherwise stated. Guests are asked
to not rearrange the furniture, take down any wall decorations, or add decorations of a permanent or semi-permanent nature.
Air Conditioning: Many of our houses do not have air conditioning. If that is a requirement for your party, please speak with one of our Guest Experience Specialists.
Cleaning: Properties will be prepared and cleaned before the guest’s arrival. Guests are asked to leave the property neat and tidy with all dishes and cookware clean. Linens should be washed and folded at departure assuming the property
has a working washer and dryer. If extra housekeeping is required, AVH will charge the guest $50.00 per hour for this service. At the guest’s request and expense, arrangements can be made for additional cleaning and maid service . Parties of eight (8) or more
may be charged an additional cleaning fee.
Telephones: Telephones at most of our properties have long distance blocks. Please use calling/credit cards or a cell phone for long distance calls. Local calls are free. Please note that cell phone service can sometimes be spotty in a
semi rural area.
Maintenance: All items in the homes are furnished by the owner and are expected to be in good working order for guest use. Atlantic Vacation Homes is not responsible for the condition or malfunction of the equipment. However, in the absence of the
owner AVH will use its best efforts to arrange for timely repairs.
